If you want to sell your Monmouth County home in spring 2027, fall is a good time to start planning. Not because every house needs months of work. Because you need to know what deserves your time and money before you start spending either.

We're getting calls from people who aren't ready to list yet. They want to sit down now and build a plan. That makes sense to me. Preparation beats panic.

What to do in the fall

Start with a walkthrough, not a renovation shopping list. We'll talk about the home's condition, your goals and the work that may matter to buyers.

  • Separate necessary repairs from cosmetic changes. Don't assume a new kitchen is the first step.
  • Begin organizing and deciding what you'll keep, move or donate.
  • Gather the records you already have for repairs, improvements and permits. Flag questions rather than guessing at the answers.
  • Get estimates and availability before committing to work. A useful plan includes a budget and a realistic schedule.

What to do over the winter

Use the winter for the work you've decided is worth doing. We have built a vendor list over years: contractors, cleaners, stagers and people for specific jobs. Knowing who to call helps. Knowing why you're calling them matters more.

  • Book agreed repairs and allow time for delays.
  • Make a packing and cleaning plan that fits your life.
  • Review presentation, photography and listing timing before the last-minute rush.

What can wait until closer to listing?

The final pricing decision needs current comparable sales and competition. A conversation in October is a starting point, not a promise about what your home will sell for in March.

The right preparation timeline depends on the house, the work and your move. Some sellers need more time. Some need less. What you don't need is to spend the winter fixing things buyers may not value.
