Stop Renovating Before You Sell Your Home: What Actually Matters

I get this call all the time. Someone who's lived in their home 25 years says, Melina, there's so much to do, can you come over and tell me what I need to fix before I sell?

My answer almost always surprises them: less than you think.

Buyers aren't buying your taste. They're buying a home they can make their own. When sellers spend months and real money updating kitchens, redoing bathrooms, or picking out finishes, a lot of that work gets undone within a year anyway, because the next owner has their own vision.

What actually matters is simpler, and cheaper.

A clean house. A decluttered house. Fresh mulch. A lawn that's mowed and a property that looks cared for. Buyers notice the difference between a home that feels loved and one that feels tired, long before they notice your new backsplash.

Save the big renovation money. Put it toward moving, toward your next place, toward the things that actually matter once you're there.

If you're getting ready to list and want a real walkthrough of what's worth doing and what isn't, that's exactly the kind of conversation I like to have in person.

Let's talk real estate. Give me a call, drop me a line, send me an email, whatever's easiest. Call or text me directly at 949.230.5508.
