Should We Sell the Family Home After the Kids Leave? Smart Downsizing Strategies for New Jersey Homeowners

Short answer: don't decide based on an empty bedroom. Decide based on three numbers, what you would net from a sale, what the next home costs, and the tax rule, and then decide where you want to live.

The story we hear again and again right now: the kids are in college or out on their own, the house suddenly feels huge, and a quiet question starts. Do we stay, or do we go be near them?

1. Know your net before you fall in love with a plan

The federal home sale exclusion lets many homeowners keep up to $250,000 of gain, or $500,000 for joint filers, if you owned and lived in the home for at least two of the last five years. IRS Topic 701 has the details, and your CPA should confirm your situation. We build you a net sheet so you see your real number after costs, not just a sale price.

2. Line up the next home before you list

The stress is rarely the sale. It is the gap between selling and buying. Smart sellers decide first: a smaller home nearby, a rental while they look, or a move out of state. We help you time the sale and the purchase so you are not carrying two homes. (Tip: we'll tell you honestly if the numbers say stay.)

3. Moving to be near your kids? Do it with eyes open

Plenty of New Jersey homeowners follow their families south and west. According to AARP's report on retiree moves, citing HireAHelper's February 2026 analysis of 2025 moves, Florida drew the most residents aged 65 and up, Texas was second for inbound moves with 24,079, and South Carolina, Texas and North Carolina led in net gains. Las Vegas and Tucson topped the city list. New Jersey was among the states with the largest net loss of that age group.

That data shows where people go, not why. In our conversations with sellers, being close to children and grandchildren comes up again and again, and so do the surprises: homeowners insurance, summer heat, healthcare access and how far the nearest friend lives. Our advice: visit in the off-season, rent for a few months first if you can, and keep your options open.

If you want a smaller home near your child's college instead, think about the timeline. Kids transfer, graduate and move for jobs.

4. Don't over-fix the house

Buyers are not buying your taste. Pricing it right matters far more than a renovation.

FAQ

When is the right time to downsize? When the numbers and the lifestyle both say yes, not when the last child leaves.

Will I owe tax when I sell? Many homeowners can exclude a large part of the gain. See the IRS rule above and ask your CPA.

Can you help if I'm moving to another state? We can help you plan and time the sale of your New Jersey home and talk through the move with you. Call us and we will map it out.

Should I wait for spring? Spring is busy, and prep takes time, so many sellers start planning in the fall. Ask us for a free plan.
