Does a Long Time on Market Mean Something Is Wrong With a Monmouth County Home?
By Melina Bradley · Melina Bradley Real Estate Team
Not necessarily. A long time on market can reflect pricing, condition, location, financing or the pace of comparable sales. It doesn't prove a house is defective. It also doesn't prove the house is problem-free.
I hear this question from buyers and sellers: 'If it's been sitting, what's wrong with it?' My answer is to stop guessing and look at the evidence.
Start with the price and the comparison
Is the asking price supported by recent sales of similar homes? What else can a buyer choose at that price? Are those homes similar in size, condition and location, or are we comparing different markets?
A countywide headline can't tell you everything about one Monmouth County property. Compare the home with its actual competition.
Then look at condition and the history
- Review the seller's disclosures and ask what is known about repairs, permits and past issues.
- Look at the listing history, including price changes and any periods off the market.
- Ask about inspection findings that are available to you. Don't treat a long listing period as a substitute for your own due diligence.
- Understand costs beyond the down payment, including insurance, taxes and the work you may need to do after closing.
What should a seller review?
Sellers often ask me what to fix before listing. My starting point is strategy: price, condition, presentation and how the home compares with the choices buyers have.
If a home isn't drawing interest, look at showing activity and feedback. Are buyers seeing value? Is there a repeated objection? Is the listing reaching people who are looking for this kind of property?
A price change can matter. So can a necessary repair or a clearer presentation. I wouldn't promise that price alone solves every problem.
