Netflix at Fort Monmouth: What Should Nearby Buyers and Sellers Watch?
By Melina Bradley · Melina Bradley Real Estate Team
Netflix's Fort Monmouth campus is a development worth watching if you're buying or selling near Eatontown, Oceanport or Tinton Falls. It may influence local activity and housing demand over time. It does not tell us what any particular home will be worth.
At a recent business networking event at Christian Brothers Academy, almost everyone in the room was talking about the same thing: Hollywood East. Here's the distinction I want buyers and sellers to make: the project is real. A guaranteed return on a house is not.
What has Netflix announced?
In its January 12, 2026 announcement, Netflix described a planned $1 billion investment in the 292-acre former Fort Monmouth site, with 12 soundstages totaling nearly 500,000 square feet. The campus spans Eatontown and Oceanport. Tinton Falls is a nearby town, not one of the two campus municipalities.
What do the target dates mean?
NJBIZ reported on June 24, 2026 that Netflix officials targeted Phase 1A completion for summer 2027 and Phase 1B delivery for fall 2028. Those are reported targets. They are not a guarantee that every part of the campus will be operating on those dates.
Construction schedules can change. If timing affects a housing decision, check the latest project update rather than relying on a headline or an older article.
Does that mean nearby home prices will rise?
Not automatically. Employment and business activity can be part of a demand story, but a development announcement isn't a comparable sale.
For a specific property, I'd look at recent sales, competing listings, condition, price and access. I'd also separate what we can see today from what we hope will happen later.
What should you check before buying nearby?
- Visit the property and travel the routes you expect to use. Don't assume 'near the studio' tells you the whole commute.
- Check municipal information for nearby construction and planned changes.
- Evaluate flood risk, insurance and carrying costs for the property itself.
- Compare similar homes rather than treating every nearby town or price range as the same market.
Watch the project. Evaluate the house.
