What "I've Sold Houses in Your Neighborhood" Doesn't Tell You

Here's a scene that plays out at kitchen tables all over Monmouth County. An agent sits down with a seller and says, "I've sold houses in your neighborhood before." The seller nods, impressed, like that settles the decision.

It shouldn't.

Selling a house nearby tells you an agent knows the area. It doesn't tell you how they'll actually get your home in front of buyers. Those are two completely different things, and sellers get them confused constantly.

A past sale tells you they know the area. It doesn't tell you what happens the moment your home hits the market, and that's the part that actually determines your outcome.

The real question to ask any agent sitting at your table isn't "have you sold here before." It's "how will you market my home, specifically, to get the most eyes on it, online and off, and the most people through my door."

If they can't answer that with specifics, the neighborhood sale doesn't matter.
