How We Sold a Red Bank Home for $350,000 Over Asking
Someone called me yesterday. They're interviewing agents right now, and they asked me straight out: what's your strategy for selling my house?
Here's what I told them. The market has changed. It's a slippery slope right now, tied to the economy, unemployment, even the election cycle. Anyone telling you to price at value, or a little high, and hope for the best doesn't understand marketing.
Marketing isn't a feeling. It's math.
Roughly one offer comes out of every 12 showings. If you want three or four real offers, you need 40, 50, even 75 people walking through your home. Not because more is better for the sake of it. Because that's literally how the probability works.
We just proved it.
The house was in Red Bank. 50 years old. Well maintained, but it needed everything: new floors, a new deck, updates in every room. What it had going for it was real: great schools, a great neighborhood, an easy commute.
We listed it at $850,000.
We got 24 offers.
It sold for $1.2 million.
That's not luck. That's what happens when enough of the right people see a home at the right price.
If you're sitting down with agents right now, don't just ask what they think your house is worth. Ask how many people they're actually going to get through your door, and how. If the answer is vague, that's the answer.
