Do Nor'easters Mean Oceanport Homes Flood? Not Always

Short answer: not always. During September's nor'easter, some Oceanport streets flooded, and One Blue Point Cove, near the water, stayed dry.

Every time a storm hits, I get calls from buyers asking if they should rule out the whole coast. I understand the instinct. But it's the wrong question.

What I saw in Oceanport

During September's nor'easter, I drove out to Oceanport myself, at high tide, to see it with my own eyes. Monmouth Avenue flooded. The surrounding streets flooded too.

One Blue Point Cove didn't.

Why one street can differ from the next

That whole street stayed dry during September's nor'easter, even sitting close to the water. Same town. Same storm. Different outcome. Elevation and drainage can be a bigger factor than distance from the water.

This is exactly why 'is this town safe' is the wrong question. The real question is which street, which elevation, and what insurance actually covers you for where your house sits.

Oceanport has a lot going for it, and so do the towns around it. The town alone doesn't tell you the risk. What matters is knowing the difference between one block and the next.

How to check a specific address

If you're looking at a home near the water anywhere in Eastern Monmouth County, I can share what I saw on the streets I drove during September's nor'easter, and help you check the specific address with the official FEMA Flood Map Service Center and a flood insurance quote. One storm doesn't guarantee how any street will behave next time.

This is my own observation, not an engineering or insurance opinion.
